Home Sales Decline in March
Low inventory is afflicting housing markets all over the country resulting to a drop in sales volume. Existing homes sales which are completed transactions of previously constructed homes, condominiums, townhomes, and co-ops dipped 0.6 percent in March according to NAR. Lawrence Yun, NAR chief economist, said the reason behind this decline is the lack of supply. There was more demand than supply in the current market.
Homes for sale were down 16.8 percent compared to the 1.93 million homes for sale in March last year. This is the lowest inventory level for March in 13 years. This results in an increase of 11.8 percent in home prices. According to Warren Group, the median price for single-family homes sold in March increased more than 8 percent. Economists are hoping that the rising prices should lead more sellers to put their homes on the market.
While many states are experiencing a decline in homes sales, Greenville SC real estate market is going in a positive direction. Inventory is still down from normal levels, new listings go under contract fast, and we’re seeing multiple offers on many properties for sale.
The median price range has risen to $149,076, a 5.7 percent increase compared to last year and the average days on the market is at 100. If you are looking to buy a home, now is the right time. Greenville SC real estate market is showing a positive trend. Prices will continue to rise and you don’t want to miss the chance of getting a good deal. If you are selling, now is also a good time as inventory levels are still at low. There are many buyers all searching for properties and there are not enough homes to buy.
House Flipping Rules in this Recovering Market
There were a lot of real estate investors during the real estate boom but a lot of them were not able to stay afloat when the housing market collapsed. Now that we’re seeing a rebounding market in the past 12 months, many of the house flippers are back again after hibernating during the housing crisis, and this time they are more careful.
Here are some of the rules in house flipping that will make real estate investors do well financially in this volatile business.
- Location location location – Investors need to pick the right neighborhood. Unlike before when most markets were good for a quick rehab and resale, not all markets have recovered. Homebuyers need to find where to get the best deals and the right area to invest.
- Plan ahead – Even before making an offer, you should have an investment plan. Investors should know the budget, the carrying cost and the sale price when it’s finished. Failure to plan is the main reason why a lot of investors make bad real estate investments.
- Cash deals have the advantage – Unlike before, banks now have tight restrictions, if you are buying cash you will have an edge over the other home buyers who will need to deal with their lenders. Cash buyers can move faster and have the advantage of getting a better deal.
- Renovate but watch your budget – Avoid properties that need major repair and renovation, stick to homes that just need new paint, new carpet or other basic improvements. Though every single home you flip is different, it is suggested to spend only about 25 percent of your expected sale price on necessary upgrades.
- Forget your preference – Since you’ll spend many days and weeks in these houses, you will be more attached and you’ll start to think about all the things you want to do. Don’t renovate the property to your own taste. Make the property appeal to the broadest market.
- Buy low, sell low – Know your market and check the inventory. You will have more profit if you are able to buy low and sell it below the competition. Don’t get greedy. If you want a quick sale don’t price it too close to the market value.
- Prepare to hold – You may also want to rent out the property for a while as the market continues to recover, you may get a higher resale price.

Mythbusters: Spring is the Best Time to Sell

It is spring time! People are all out enjoying the sun, which also means the good weather puts everyone in a good mood to go house hunting hence the tag spring is the best time to sell a house. But is this really true?
Yes it is true that spring is considered a selling season and that inventory is high and there’s a lot of buzz happening. But if spring is a prime selling season then it’s obvious that there is a lot of competition on the market. If your home doesn’t stand out from the competition, then you will be left out.
Also in the past, spring selling season is tied to summer and the end of the school year where families are looking to move before the school starts, but these days not all buyers are married and have kids so their decision are not based upon school schedules.
So when is really the best time to sell a house? There are many factors to consider like the market condition, the supply and demand, and your own situation. Basically your unique circumstance is the main factor. What is your reason for selling? Do you need to move? Do you need to be closer to your family or is it because of a job transfer? If you can’t delay your move then you have limited options but if you have the time, you can decide which option suits you. Are you going to sell your house in a buyers market? That also means tough competition. But if you are going to wait longer, will the low interest rate remain the same when you’re about ready to buy a new house?
Predicting the market can be tricky. You have to choose the best option that will work for you and your unique situation. Consulting a savvy and experienced realtor you trust can guide you in your decision.
